Although Raven Property Management is new to the Westshore, our owner George Holmes has been in Property Management for over 20 years. This question is asked a lot as the Strata Council represents the Corporation and are the delegated authority of the Corporation for the implementation of maintenance and repairs of common assets and facilities, emergencies, enforcement of bylaws, financial operations, record keeping, court actions and arbitration, forms for real estate transactions, service contracts, insurance and emergencies, convening of council meetings and general meetings, and overall general operations of the corporation as set out by the Strata Property Act.

Our in-house financial team will ensure you avoid making regulatory mistakes and keep your books in order. Many smaller strata corporations opt for this simplified package as it greatly assists the Council in their preparations and reassures your owners that their money is in experienced and reliable hands.

We can consult on a variety of topics as a one time service which can take the stress and headache out of making difficult choices. Bylaws are the foundation of the Strata Corporation and provide structure for a group of people to grow into a thriving community. They ensure fair and equal governance for all owners; however, they also need to serve the interests of the Strata Corporation and sometimes, if not updated regularly, the Strata can outgrow it's bylaws and they no longer help but hinder.
The past few years have seen many changes in legislation regarding strata corporations. We recommend reviewing your bylaws every 5 years to be certain that they stay relevant and useful. We do not write bylaws, only a lawyer can do that, however, we can review them and provide a report covering ways you might alter them, and act as an intermediary between you and your lawyer to get the bylaws updated. Then we can work with the Council to arrange a general meeting for the ownership to vote on the changes.
This includes:
Bylaw review and report
Submission to lawyer requesting changes (lawyer fees not included)
General meeting agenda assembly and distribution
Attendance at general meeting
Minute assembly and distribution following the general meeting
Filing the Form I with land titles (assuming ownership approval at the general meeting)
Occasionally, a Strata Corporation may have a large project they need to do, like replacing all the windows, getting a new roof, replacing the asphalt, repairing the perimeter drains, large landscaping updates, or installing EV charging stations. If you need extra help with organizing vendors, notifying the residents, arranging access and deliveries to the site, or making sure you have the correct permits, we can help! We are not general contractors, that role is with the Strata Council or the vendor you hire for that role; however, we can make the process much less stressful and provide you with the support you need to get the project completed.
This includes:
Distributing RFP's, reviewing and processing contracts. Keep in mind, you will need to consult a lawyer if you have questions about contract law. We can make recommendations based on our experience in the industry; however, the ultimate responsibility is with the Strata Council to select vendors.

General meeting agenda assembly and distribution
Attendance at general meeting
Minute assembly and distribution following the general meeting
Secure additional insurance
Notify owners about access requirements and distribute weekly reports
Collect a special levy if necessary. This includes follow up with any owners in arrears once the special levy is due. (Note: there are additional fees for the set up of trust accounts for special levy funds.)
Provide access to vendors and onsite meetings if necessary
