General bookkeeping duties include receiving, recording, and depositing all income promptly and documenting and paying expenses previously agreed upon. These expenses will vary with each property and owner and may or may not include utilities, repairs, and maintenance, licenses, taxes, payroll, insurance, mortgages, etc. All monies received through rent, security deposits, subsidies, or other income are held in a registered trust account. As security deposits are received they are fully documented and recorded in the manner prescribed by the Rentalsman. When a tenant vacates his/her premises, and we are satisfied that he/she has fully complied with the tenancy agreement, we shall then refund the original amount of the security deposit, plus interest. Our accounting system is tailored to provide each owner with the financial information they or their accountant may require.
We act as a mediator between Tenants, Owners and Strata Corporations. We are proficient with the Residential Tenancy Act, the Strata Property Act, and the Commercial Tenancy Act. Through our affiliations with the Rental Owners and Managers Society (ROMS), the Strata Property Agents of British Columbia and our membership with Equifax Canada, we are able to utilize additional services and are kept up to date with current changes in the field. It is our prime concern to protect the Strata Corporation’s assets and to make all available information regarding the management of those assets to Owners.
